Maintenance Worker III — Housing Authority of the County of Merced

Position Summary

Reports to the Maintenance Manager, Asset Manager, or Department Director. Provides functional and technical supervision over assigned maintenance staff.

Performs skilled maintenance, construction, and repair work on housing units, including electrical, plumbing, heating, and water system tasks. Represents the full journey-level classification within the Maintenance Worker series.

Essential Duties & Responsibilities

Performing maintenance across multiple trades (carpentry, plumbing, electrical, painting, mechanical, roofing, landscaping)
Executing skilled carpentry tasks including door/frame and cabinet repairs
Conducting plumbing work on gas lines, fixtures, and water/sewer systems
Performing electrical repairs and installations
Responding to emergency tenant requests and work orders
Conducting HQS inspections and preventative maintenance
Operating hand tools, power equipment, and motorized equipment
Handling janitorial and grounds maintenance duties
Installing appliances and flooring materials

Knowledge, Skills & Abilities

Background in apartment complex or rental property maintenance
Journey-level skills in one or more trades
Building codes knowledge
Effective communication in English (written and oral)
Ability to operate automobiles or trucks

Minimum Qualifications

Education

High school diploma or equivalent.

Experience

Three or more years of recent maintenance-related work involving hand and power tools in building, grounds, and equipment repair (preferably housing-related).

Licenses

Valid California Driver License (required or obtainable immediately).

Physical Requirements

Working at heights on ladders and roofs. Climbing stairs and navigating uneven terrain. Operating in confined spaces. Bending, stretching, kneeling, and twisting. Lifting objects up to 100 pounds. Handling chemicals including herbicides.

Other Requirements

Proof of U.S. citizenship or lawful work authorization required.
